Position Summary
The Purchasing Manager is responsible for optimizing job costs while providing oversight for all purchasing and material management for the division.
Duties and Responsibilities
Reports directly to the Division Manager
Responsible for monthly review of closed homes for accurate job costing
Responsible for accurate data integrity in Integrated Homebuilding Management System (IHMS)
Responsible to follow company standards for entering and maintaining all job costs
Responsible for trade partner negotiations, onboarding, and acquisition
Overall responsibility for job cost assignment using IHMS
Responsible for material product selection and takeoff quantity assignment in IHMS
Responsible for Internet Toolkit (ITK) setup for division users and trade partners
Additional duties as required
Requirements:
Minimum of 2 years' purchasing experience in Residential Construction
2 or more years of field and people management experience
Experience in a customer service position
Ability to review construction job costs and make assessments to improve material quantity
Ability to evaluate alternative methods of construction in terms of cost efficiency
Experience in negotiating construction contracts
Candidate must possess the ability to read, understand, and explain construction blueprints and floorplans in order to identify and resolve inconsistencies in construction plans and specification
Understands the basic materials and methods used by trade partners to assure compliance with company construction standard
Proven ability to conduct a house takeoff, assign material quantities, and manage all job cost details
Excellent organization skills and possesses the ability to multi-task
Self-motivated and the ability to solve problems effectively
Be professional in dress, manners, and conduct
Knowledge of standard computer applications including Microsoft Excel
Physical Demands
Lifting up to 20 pounds occasionally and up to 10 pounds frequently and frequently moving small objects
Frequently sitting for long periods of time
Walking or standing occasionally
This position works mostly indoors going outdoors may be frequently required
Must have manual use of hands and vision to use computer constantly
