Haven manages 50+ properties, representing over 14,000 units in 12 states with 400 employees and growing.
*This is a temporary position that will have a duration of approximately 1 year or until project is complete.
SUMMARY OF POSITION
The Project Manager plans and oversees the building process of various construction projects from start to finish.
Their duties include building and staying within the budget, retrieving the necessary permits to construct in certain communities and communicating the client’s goals for certain projects to the subcontractors and construction workers.
ESSENTIAL JOB FUNCTIONS:
Review project budget
Ensure project stays on correct timeline
Ensure that all projects follow proper Haven Construction Procedures
Monitor the project to ensure it stays within scope and budget
Properly follow accounting procedures when requesting PO
When turning in invoices from vendors/contractors – QC work.
Check invoice to ensure work is completed to Haven Construction standards, within budget, and within scope
Reports – Ensure that all project reports are turned in on time (Thursday afternoon or before 11am on Friday),
Change Order Submittal – Follow the correct procedure and guidelines when submitting any change orders or budget adjustments
Follow Haven Accounting procedures when submitting new vendor packet
REQUIRED SKILLS/ABILITIES:
Extensive knowledge of construction, lodging, and real estate development
Extensive experience in scoping, cost-estimating, budgeting, scheduling and organizing large multi-functional teams (project managers, architects, contractors, consultants and stakeholders)
Thorough knowledge of Physical Condition Assessments and Environmental Site Assessments.
Must be able to determine and assess associated risk and prepare summary level information for use by risk manager.
Experience in negotiating construction, contract formats, vendor and similar agreements and contract monitoring.
Must have strategic business sense and demonstrate the ability to analyze and reorganize business processes, organizational charts, and vendor relationships
Experience managing multiple complex projects simultaneously.
Excellent writing and organizational skills, with the ability to produce high quality reports in a timely manner.
Working knowledge of MS Project, Excel, Word, and PowerPoint.
Team player with excellent interpersonal skills
Ability work closely with junior team members and motivate teams to produce quality materials within tight timeframes and simultaneously manage several projects required.
EDUCATION AND EXPERIENCE:
Bachelor’s Degree in Architecture, Engineering, Construction Management, or an equivalent certificate and experience.
Graduate Degree in architecture, engineering, business, real estate or related fields are strongly preferred.
