JOB PURPOSE
The students of Midwestern Seminary / Spurgeon College are our greatest asset.
Maintaining quality living facilities for those on our campus is vitally important to the students well-being.
The Housing Maintenance Supervisor is responsible for apartment renovations, over-seeing routine maintenance of the existing heating, air conditioning, refrigeration, ventilation, plumbing, and electrical repair.
ESSENTIAL FUNCTIONS AND QUALIFICATIONS
Working knowledge of plumbing systems including but not limited to: drain lines, water lines, soldering copper lines, working with cast iron and galvanized lines, toilet repair, tub/shower repair and any other plumbing repairs
Familiar with the electrical systems for residential buildings and be able to perform some repairs
Knowledge of heating and cooling systems in residential buildings and preferably a familiarity with mini-split systems
Responsible for the completion of all maintenance service requests as assigned.
Complete make-ready process of vacant apartments as directed by the Housing Maintenance Supervisor
Work within expense limits established
Maintain the HVAC, plumbing and electrical systems for the apartments and dormitory as well as the building exterior and common spaces
Maintain inventory controls for cost effective operations
Schedule and complete Preventative Maintenance operations on the building
Coordinate special projects as directed by the Housing Maintenance Supervisor
Assist in monitoring all work being performed by outside contractors
Monitor and maintain all building systems as assigned
Responsible for alerting the Maintenance Supervisor of any unusual occurrence and/or damage that have taken place or that may occur
Maintain a professional, courteous manner with all residents, vendors, contractors, and fellow employees
Assure safety standards are used which comply with all company, local, City, State and Federal guidelines
Follow established company policies and those outlined in the Employee Guidebook.
Special projects and other responsibilities as may be determined
Valid drivers license, with clean driving record
At least 2 years of experience in Maintenance or Related Field
Ability to read, analyze and interpret software and hardware instructions, blueprints, schematics, National Electric Codes, and local government codes and regulations
Ability to work in extreme temperature and weather conditions
Basic knowledge of HVAC, plumbing and electrical systems
Able to pass background screening, including driving record
WORKING CONDITIONS AND PHYSICAL REQUIREMENTS
Monday Friday days.
No more than 29 hours per week
Extreme outside temperatures depending on season
Tight spaces
Consistent bending, squatting, walking, climbing, and crawling
Lift, push or pull up to 100 lbs.
Exposure to loud noises requiring hearing protection, dust, fumes, and gasses.
Use of safety equipment including but not limited to: Safety glasses, hearing protection, steel toes work boots and hard hats.
Loose fitting clothing is not permitted.
Uniforms are provided
